Under NRS § 118A.242, your landlord has 30 days after your tenancy ends to return your security deposit or provide a written, itemized accounting of any deductions.

If the landlord wrongfully withholds your deposit, you may recover your deposit plus damages of up to an equal amount:

  • An amount equal to your entire security deposit (§ 118A.242(6)(a)), plus
  • A court-fixed additional sum of up to another full deposit (§ 118A.242(6)(b)) — up to 2× the deposit in total

So a $1,500 deposit wrongfully withheld can support a court judgment of up to $3,000. Most landlords settle quickly once they realize you know the law.

Note: Nevada’s penalty is double damages — outdated sources sometimes claim 3×, but the statute caps it at the deposit plus an equal additional sum. Deposits are capped at three months’ rent (combined with any prepaid rent).
